DENVER | It’s not just the Aurora side of the Stapleton redevelopment that is seeing massive growth these days.
What’s coming elsewhere is big. Really big.
Earlier this month, Newmark Knight Frank announced plans for a 4-million-square-foot development called Central Park Station.
Work on the project, which will sit near East 37th Place and Uintah Street on the Denver side of the old airport, is set to begin next spring. It wasn’t immediately clear when the project will be complete. Greg Michaels, a spokesman for Newmark Knight Frank did not respond as of press time to a question about the completion date.
When it’s done, the sprawling development — which like many recent projects around Aurora and the metro area is situated close to an RTD rail line — will include office space, a hotel and housing.
The first phase planned is Central Park Station One, which, according to a statement announcing the project, is a 190,000-square-foot class AA mixed-use office building, as well as a 300-unit multifamily rental project, a 120-unit condominium project and 60,000 square feet of retail space. The statement said the development will be built around an “expansive public plaza.”
“Central Park Station One satisfies a need for attainable Class AA space for corporate, office and campus users,” NKF’s Vice Chairman Tim Harrington said in the statement. “Further, Forest City Stapleton’s ongoing intent to deliver the ultimate business-lifestyle community is evident in features that include outdoor collaboration space, an expansive public plaza, terraces, balconies and a rooftop deck.”
The project is near the Central Park stop on RTD’s A-line, which runs from Denver’s Union Station to Denver International Airport. Developers behind the project are touting that easy access to mass transit.
“Forest City Stapleton is pleased to promote Central Park Station One as Denver’s new business location,” Forest City Senior Vice President Jim Chrisman said in the statement. “Central Park Station One is designed as a unique environment for businesses offering significant opportunity for expansion, in an optimal central location and amenity-rich environment with excellent access to multiple modes of transportation and to the metropolitan area’s work force.”
In all, the project is set to cover 70 total acres, with office, residential, and retail components including over 1,000 units of multifamily rental housing product, 400 condominium units and a 120-room hotel.
“Employers can leverage the population of the Stapleton community and the highly educated resident labor pool,” Harrington said in the statement. “Stapleton was designed to appeal to the workforce of the future who will value the community’s access, amenities, housing and hospitality choices. It’s bigger than you thought and more connected than you imagined,” he concluded. While this portion of the Stapleton redevelopment sits on the Denver side of the sprawling former airport, the neighborhood’s line between Denver and Aurora has steadily blurred in recent years.
Stanley marketplace opened last year at East 25th Avenue and Dallas Street, just a short stroll from Stapleton in far northwest Aurora. Since then, the sprawling bazaar in an old manufacturing plant is now home to dozens of retailers and restaurants and has become a staple on the city’s dining and entertainment scene. And it’s not just dining and retail that is coming to the neighborhood.
More than 300 new homes — a mix of single-family homes, townhouses and duplexes — are slated for the 27-acre stretch of land on the Aurora side of Stapleton.The Aurora neighborhood, part of Stapleton’s larger Bluff Lake neighborhood, will run along east 25th and 26th avenues for about 10 blocks, starting at Fulton Street.
The Aurora homes in Bluff Lake are expected to cost from the high $200,000s to $400,000s, and are under construction now, with buyers moving in this spring and summer.
